Update

This will be a picture timeline of things that have happened since my last post.  We have been very busy and I have been a little more tired than normal so I didnt get the blog updated before bed!

There has been a lot happening on the outside of the house while the plumber and HVAC were installed inside.  Electrical should be started and finished in the next few days so we will get to start insulating then drywalling!!

The city hooked up the electricity!  Now we have our own power.
Power gave us the capability to plug in the sump pump just as the rain came, thankfully the pit remains dry

We got a few more loads of dirt to even out the back and fill the garage pad

Dad and Trent came to help fill in the side of the house that the machines couldnt get to

The Robins were persistent.. found this guy hiding in a corner of one bedroom before the patio door went up.  We were happy that she didn't lay any eggs, but then somehow got back in and laid two eggs on the wood the next day...

HVAC in and water and sewer lines pretty much finished
Doug starting on the Hardie!
We needed to dig to straighten the cement pillar for the deck so got our electrical and gas to the garage dug at the same time

David installed the vent and drywall for behind the fireplace

The Hardie is looking sharp, got this whole area done today but will update the photos soon

Took two loads to the dump today, I think we now have the cleanest construction site on the block!

This and That.

This last week there was a bunch of little things that either got finished, started or completed! The framers finished framing a few walls and cutting out holes for the HVAC installation.  They finished framing the frost walls and mechanical room in the basement (you can see the electrical panel all ready for hookup!) Doug started working on the exterior putting up Tyvek, installing window flashings and whatever else Doug does!  We also had the upper Balcony outfitted with Torch-on to waterproof it.  We are now just waiting for the plumber to get in and install all the water and sewer lines and HVAC should probably start at the end of next week.

Roofing

After a few days of rain off and on it was great to finally get the shingles on the roof.   They came the day before and hoisted the shingles up to the roof which apparently is a difficult task with the power lines overhead.  The next day they finished the upper main roof and the second day they finished the lower roofs and installed the skylight.  They were a very nice group of guys and other than a scratched windowsill and a few nail holes they forgot to caulk they did a very nice job.

Up goes the shingles

Ready for the crew tomorrow!

The roof is started

Perhaps this is when the upper roof was done?

Done! Thanks guys.

Basement Concrete

We got our basement concrete!! Finally the basement looks like a basement, well other than the fact the roof is way higher than our previous house.  We cut a hole in the floor at the front door and the framers and concrete finisher made a nice ramp to pour the concrete down.  It wasn't quite high tech but saved us a pile of money for the truck with a pump on it.  Although the finishers were not to pleased as they had to move all the concrete with a wheelbarrow! The pour itself took about 2-3 hours and then the finishers came back in the evening to smooth things out.  The plumbers also took advantage of the lights the concrete guys set up and did all the gas lines.

Hopefully the concrete doesn't come right now!

Roof Complete

After what seems like decades the roof is finally on and complete!  It took the framers a bit longer than expected due to some rain, and the fact that they had to make a bunch of the roof trusses that Rona didn't send or made incorrectly. At least it feels like we have progress!  The remaining windows should go in tomorrow and David will be meeting with a guy to talk about waterproofing for the balcony off the master bedroom.  The cement for the basement was delayed until Wednesday and we are hoping that the roofing can start sometime later this week as well.

The pile of wood is getting smaller!

Window delivery!

Well we still don't have a completed roof, which would have been nice during the rain storm on Thursday but we did get windows delivered!  After a little bit of a fiasco with wrong addresses on the delivery slip, and they forgot to mention we needed to provide them with a cheque for the remaining balance.  So I had to rush out with a cheque while they were grumpy and waiting for it.  (Only to find out yesterday that David did in fact have a cheque in his wallet... ) Yesterday all the windows and doors on the main floor were installed which hopefully will deter the robins from nest building in the house... I think we have been taking down about 5 nests a day.  After the windows went up yesterday they were quite confused for about an hour, but hopefully they will find another place to build their nests!

The top little peak on one of the bedrooms was completed yesterday as well, the framers had to make a few joists as Rona sent a few wrong pieces so it took a bit longer than expected, hopefully we will see some more progress on the roof today!

A little water feature?

The roof is going on!

Things have been going great the last week or so!  We got the roof trusses all lifted up and are ready to be put into place. All the small roofs around the house have now been framed.  When the crane came to lift the roof they also lifted the tubs into place, its kinda surreal seeing actual insides sitting between the framing.  The cabinet people also came and did a measurement so we can finish designing and order the cabinets.

Next week should be a big week!  We will be getting gravel into the basement so we can pour the concrete, the stairs to the basement should be finished as well.  All the sheeting on the roof should be installed and the windows and doors delivered and installed. Also the plumber and the HVAC installers are meeting to start organizing where everything goes.

Second Floor Progress

Well things are coming along nicely!  The second floor is almost framed, as of this morning there are a few interior walls and the one tall wall in the staircase left, and a few more little roof pieces.  We should hopefully get the roof started sometime this week!

Things have been progressing well, we had to make a small change to the bathroom window as it was too low and the roof peak below was in the window.  Thankfully the windows hadn't been assembled yet so it was easy to make this change.   We have had a few more hiccups with Rona, and had to go pick up a about 80 2x4 pieces this morning as they never seem to send enough material.

Getting excited to start the next phase of the building!

You can see where we made the window a foot smaller
